You get central access to everywhere else in the valley, but the character shifts block by block. So it pays to look closely at the actual street, not just the city name.
Westlake Village and North Ranch gives you a village center near the lake, plus larger, more private homes just north in North Ranch. It's polished. It also tends to cost more than Thousand Oaks for a similar home.
Newbury Park and Dos Vientos are newer and built right up against Point Mugu State Park. If you want trails outside your door, this is your strongest option. The tradeoff is it's the furthest community from Malibu and LA.
Agoura Hills and Old Agoura put you closer to LA and the coast. Agoura Hills has suburban tracts near the 101. Old Agoura has bigger, rougher lots with a rural, horse-property feel. Some Old Agoura homes need updating, so budget for that if it's your pick.
Oak Park is quiet and built around parks, schools, and neighborhoods rather than a commercial strip. It's low-density, with several parks woven through the streets. Walkable retail is limited here.
Calabasas has the shortest commute into LA and the most gated luxury homes in the valley. The Oaks anchors the estate market. Calabasas Commons adds real walkable dining, which is rare at this price point. It also comes with the highest price per square foot.

Start with what matters most to you, not the city name.
- Want more land? Look at North Ranch, Old Agoura, or select Thousand Oaks pockets.
- Want to be close to Malibu? Calabasas, Agoura Hills, and North Ranch are your closest options.
